The Invaluable Role of Realtors: Educating, Preparing, and Showing Properties to Home Buyers

Louisiana REALTORS® • January 12, 2024

In the intricate real estate world, a REALTOR’S® role goes far beyond simply handling property transactions. REALTORS® are crucial in educating, preparing, and showing properties to new home buyers, ensuring a seamless and informed home-buying experience. Here is how the extensive support and guidance of a REALTOR can help prospective homeowners.

Working Relationship and Ethical Standards

REALTORS® operate within a framework defined by state laws, the REALTORS® Code of Ethics, and their broker's business policies. This establishes a professional and ethical foundation, guaranteeing the buyer's interests are prioritized. The adherence to Federal and State Fair Housing laws further ensures equal opportunities for all buyers, reinforcing the REALTOR®’S commitment to fairness and integrity.

Confidentiality and Transparency

One of the biggest concerns for home buyers is the confidentiality of their personal information. REALTORS® assure their clients that their data is handled carefully and remains confidential throughout the home buying process.

Neighborhood Information and Safety

REALTORS® lead buyers through important aspects such as checking crime statistics and other neighborhood-related information. By providing resources and information on municipal services, schools, and any potential negative aspects, REALTORS® empower buyers to make informed decisions about their future home and community.

Buyer Preparation

REALTORS® assist homebuyers in understanding the timeline for house hunting, mortgage approval, and closing. They provide:

  • Insights into the local market dynamics.
  • Showcasing statistics on list price percentages.
  • Popular home features.
  • Average days on the market.

Educating buyers on potential out-of-pocket costs and assisting in analyzing loan estimates ensures that clients are financially prepared.

Navigating the Market

Understanding the intricacies of the real estate market is one of a REALTOR’S® biggest strengths. From explaining the dangers of relying solely on price per square foot to introducing concepts like absorption rate and listing months of market inventory, they are equipped to help buyers make informed decisions.

Property Showings

REALTORS® go above and beyond to schedule showings promptly and provide access to all listed properties through their local MLS broker marketplaces. This proactive approach involves collaborating with buyers on properties sourced through various channels, including networking with other agents and researching unlisted properties.

The dynamic role of REALTORS® in educating, preparing, and showing properties to new home buyers is invaluable. Their commitment to ethical standards, confidentiality, and market expertise sets the stage for a successful and informed home-buying journey.

Louisiana’s 2026 Regular Session opened this week with several developments that matter directly to REALTORS ®, property managers and housing providers, alongside some broader political shifts worth watching. HB 292: Security Deposit Return Timelines Rep. Delisha Boyd’s HB 292, which addresses procedures for returning residential security deposits, was deferred to next week. This provides additional time for stakeholders to engage with members on practical impacts for lease administration, move out inspections and documentation standards. We’ll continue working to ensure any changes to deposit law are clear, workable and do not expose housing providers to unreasonable liability. Land Use and Development: St. James Parish Decision The Louisiana Supreme Court’s recent St. James Parish decision significantly tightens the standards for overturning local land use decisions, reinforcing that zoning and permitting authority rests with parish and municipal governments as long as their decisions are not arbitrary or capricious. For real estate and development, that means more predictability if projects are aligned with adopted plans and ordinances, but also higher stakes in local elections, planning processes and parish-level negotiations. Governor’s State of the State In his State of the State address, Governor Jeff Landry reiterated his push to phase out the state income tax, expand the LA GATOR and MJ Foster scholarship and workforce programs, and replace vehicle inspection stickers with a QR code system. These programs frame a debate around long-term competitiveness, workforce readiness and household cost of living which are all key drivers of housing demand and migration patterns. Business & Market Trends The business community is focusing the session on insurance, workforce and energy. Commercial and property insurance costs remain a top concern for employers and property owners, and we are monitoring civil justice and insurance reform proposals that could affect market stability and availability. At the same time, Louisiana is seeing more than $100 billion in announced industrial and data center projects, which could reshape local markets, labor conditions and housing needs in multiple regions of the state.
