3 Ways to Sell Your Home Quickly This Summer

Louisiana REALTORS • May 29, 2019

The temperatures are hot, school is out, and that means it’s summertime.  In addition to beach vacations, sweltering weather, and stops at the snowball stand, this is also a popular time of the year to put your home on the market.  In fact, according to the mortgagereports.com, the first two weeks of May sees home sell 18.5 days faster and for 5.9% more money, the next best month is June.  So if you’re planning on selling your home this summer, in addition to entrusting the process to a knowledgeable, professional REALTOR®, here are a few more tips to get it sold quickly.

Get a Pre-Listing Inspection

You know that any buyer is going to demand an inspection of your home to make sure that everything is in working order, and to use the results as leverage to lower the price.  You can beat them to the punch by having your home inspected before a sign goes in the yard.  This gives you the opportunity to discover what does and doesn’t need to be addressed.  You can also use the outcome of this inspection to decide what is important to fix now, and how to price your home accordingly.

Organize and Landscape

Getting rid of clutter, depersonalizing the space, and giving the exterior of your home a facelift are all great ways to get the attention, and price your home deserves.  Creating open space inside by cleaning and organizing gives potential buyers the chance to envision the rooms as their own.  This is also the perfect time of the year to enhance your curb appeal .  Be sure to:

·        Mow the lawn regularly

·        Water the lawn regularly

·        Trim bushes and trees

·        Weed and mulch flower beds

·        Touch up the paint

·        Pressure wash the driveway and sidewalk

Keep the Home Cool

Raising energy costs during the hot, humid summer of Louisiana are common.  However, when your home is on the market, running your A/C a little cooler for a little longer could result in a nice return on investment.  Welcome prospective buyers into a nice, comfortable reprieve from the heat.  Having your HVAC system serviced before your home gets listed is also a good idea.  It will help it run more efficiently, and it shows home shoppers that it is in fine working order.  You can also enhance the environment with a few cold glasses or lemonade or iced tea as well.
