REALTOR® Communication Strategies: Communicating with Different Audiences

Louisiana REALTORS® • July 19, 2023

Having strong communication skills is one of the biggest assets that a REALTOR® can have. However, it is important to know that not all communication is created equal. Understanding who you are speaking to, the information that is important to them, and how they prefer to be communicated with is critical in avoiding mistakes and engaging everyone that you speak with. In the real estate sector, you interact with a variety of different people, and they are all different. Even your clients; buyers and sellers have different wants, needs, and expectations from you. The same is true for the various industry professionals that you’ll cross paths with on a frequent basis. Let’s take a closer look at how you communicate best with your different audiences.

Improved Communication with Your Buying Clients

For home buyers, especially first-time home buyers, patience and education are essential. Because you, as a REALTOR® have handled dozens, hundreds, maybe even more transactions, it can be easy to overlook why and when certain things are happening. Staying in constant communication with these clients and being responsive to questions or uncertainty is what will set you apart as a knowledgeable and professional fiduciary for your clients.

Improved Communication with Your Selling Clients

Your home selling clients will need to be interacted with in a different way. Their perspective and objectives will be different from your purchasing clients. It is critical to set expectations and communicate how the market will consider their home and its value, which will likely be different from how they see it. Furthermore, it is important to help your client understand what the potential outcomes could be once their house hits the market. Outlining the need for flexibility and keeping an open line of communication can help to mitigate risks and issues down the road, helping to ensure the best outcome possible for your client.

Improved Communication with Your Professional Colleagues

Your role as a REALTOR® means that you will interact with many other professionals, all of whom play a role in your clients’ transactions. From other real estate agents and lenders to inspectors and appraisers, communicating professionally and respectfully is critical. Because each party will be engaged at different points of the process, it is important to know when and how to reach out and share information that is in your client’s best interest.

The National Association of REALTORS® Board of Directors approved a 2026 budget with no dues increase and passed a Professional Standards Recommendation to clarify language in NAR Code of Ethics Standard of Practice 10-5, which prohibits harassment of any person or persons protected under Article 10 of the Code.
